Due Diligence Monopoly provides preliminary and closing due diligence services for institutional investors for home, office and retail investments. These typically include lease abstraction, examination of the books and records of investment property, lease quality review, contingent liabilities and other areas of investigation Increasingly, sophisticated tenants are recognizing that most leases do not maximize the tenant's position with respect to numerous cost related issues. Monopoly provides specialty consulting in this area, generally working with a tenant's in house leasing manager, attorney and representative to clarify and improve lease language. Good lease language, with proper controls and administration, will result in the lowest possible overall cost to the tenant over the life of the lease. Monopoly reviews all new leases and renewals at the point of the transaction. Generally, an ongoing program of review of pass through and other billings is conducted by Monopoly personnel as these billings occur. Landlords are also recognizing the need to clarify and improve cost related lease language. Monopoly provides assistance to landlords provided that no conflicts of interest exist with any current tenant clients.
